Our Commercial Sealcoating Specifications

Material: Polymer-Modified Asphalt Emulsion

Commercial-grade AE-P emulsion with polymer cross-linking for enhanced flexibility and durability. Minimum 50% solids content. Silica sand aggregate at 3–5 lbs per gallon for skid resistance.

Application: Two-Coat System

First coat applied by squeegee for maximum penetration. Second coat applied perpendicular to the first for uniform coverage. Minimum 0.15 gallons per square yard per coat.

Crack Repair: Hot-Pour Rubberized

DOT-spec hot-pour rubberized crack filler (ASTM D6690 Type II) applied to all cracks > 1/4" before sealcoating. Prevents water bypass and freeze-thaw recurrence.

Striping & ADA Compliance
